• Load calculation: a proper Manual J, not a rule-of-thumb guess based on square footage or the old unit.
• Ductwork: whether existing ducts are inspected, sealed, or modified — new equipment can't fix bad ducts.
• Permits: whether a permit is pulled and included in the price, or left to you.
• Commissioning: startup steps like verifying refrigerant charge and airflow after installation.
• Warranty: separate parts and labor terms — labor coverage in particular varies widely.

Red flags to watch for

• A handwritten estimate with no proposal number, license number, or itemized scope.
• Manual J, permits, or commissioning explicitly listed as “not included.”
• A price far below the others — usually a sign of missing scope, not a better deal.
• High-pressure tactics: “today only” pricing or pushing you to sign on the spot.
